Read the wall before the lab does.

Envelope consulting for architecture and building teams. We tell you what will fail — thermal, air, moisture, or install — before it hits the lab or the site.

What the practice covers.

Envelope risk sits at the centre. Delivery, approvals, sustainability, cost, and BIM sit beside it — so a firm can bring one question or a fuller package.

Envelope peer review

Thermal, air, moisture, and install risk on unitized, rainscreen, curtain-wall, and deep-retrofit assemblies.

Project delivery and design management

Lifecycle support from planning through closeout — coordination, controls, and clear next steps.

Municipal approvals and compliance

Regulatory pathfinding, dossier readiness, and alignment with local requirements.

Specifications and product evaluation

Technical specs, product performance review, and buildable detailing decisions.

Green building certification

LEED, Zero Carbon Building, WELL, and Toronto Green Standard — tracking, documentation, and design-team coordination.

Embodied carbon and LCA

Whole-building and material-level assessment, option comparisons, and practical carbon recommendations.

Building performance and energy

Performance analysis and technical coordination using PHPP, OpenStudio / EnergyPlus, and related methods.

BIM coordination and modelling

Revit and Navisworks production, clash reports, scan-to-BIM, and architectural / MEP trade synthesis.

Construction-phase support

Site follow-up, sustainability evidence, documentation control, and continuity from design to build.

Cost management and quantity surveying

Early budgets, bills of quantities, tender documents, valuation, and value engineering from first drawings through completion.

Stakeholder engagement and risk

Multidisciplinary coordination, early risk identification, and structured project communication.

Two ways to open a wall package.

Both are advisory reads of drawings you already have. Neither redesigns the facade or replaces your consultant of record. Pricing is confirmed when we scope the job.

A second pair of eyes on the envelope.

We read the section the way a plant and a lab will see it — not as a rendering, and not as a new wall design.

  1. 01

    You send the package

Drawing set, relevant specs, and four sentences: wall type, climate or code path, what already exists, and the decision you need — by when.

  2. 02

    We read the wall

Drainage, continuity of air and thermal layers, how a unitized panel is meant to go together, and what a mock-up will expose.

  3. 03

    You get a list

A marked PDF and a comment list: what is wrong, why it matters, what to do next. One call. No free extra drawings.

The practice bench.

Malek leads the envelope review and owns the client relationship. Mariana, Will, Hamed, Chady, and Bilel cover delivery, sustainability, European BIM, Middle East cost, and model production.

Malek Larif

Architect. Envelope and product. Peer review of wall packages — thermal, air, moisture, install.

Mariana Ferreira

Project delivery, design management, municipal approvals, specifications, and project controls across the full lifecycle.

Will Bahov

LEED and Zero Carbon support, life-cycle assessment, embodied carbon, and building-performance modelling.

Hamed Ayadi

Architect and BIM manager in Bordeaux. Conventions, model audits, as-built checks, and data science applied to construction.

Chady Malkoun

Construction cost consultancy across Dubai, Riyadh, and Beirut. Estimates, bills of quantities, tenders, and value engineering.

Bilel Aidi

Architect and BIM manager. Modelling, clash reports, and trade synthesis when a Stratovida job needs production capacity.

Start a review

Two advisory reads.

Unitized, rainscreen, curtain-wall, and deep-retrofit packages. Already drawn. Already yours.

Envelope peer review

You send a wall package that is already drawn. Malek reads it and tells you what will fail before it hits the lab or the site. Pricing is confirmed when we scope the job.

He does not redesign the building. He does not replace your facade consultant. This is a second pair of eyes on the envelope.

Who it is for

A practice in Ontario or elsewhere in Canada with a unitized, rainscreen, curtain-wall, or deep-retrofit assembly on the boards. You already have drawings. You want a written list of risks.

What you send

  1. The drawing set (PDF). Shop drawings if you have them.
  2. The relevant spec sections.
  3. Four sentences: wall type, climate or code path, what already exists, and the decision you need — and by when.

If those four sentences are missing, the review does not start.

What you get

  • A marked PDF of the package.
  • A written comment list: what is wrong, why it matters, what to do next.
  • One 60-minute call to walk the comments.

You do not get extra drawings, a new wall design, or a site visit.

Drawing-set review

A shorter first look. A marked PDF and a short comment list — the easy yes before a deeper peer review. Pricing is confirmed when we scope the job.

Who it is for

A practice in Ontario or elsewhere in Canada that wants a focused read on unitized, rainscreen, curtain-wall, or deep-retrofit drawings. Not a redesign. Not a stamp.

What you send

  1. The drawing set (PDF).
  2. Four sentences: wall type, climate or code path, what already exists, the decision you need and by when.

What you get

  • A marked PDF.
  • A written comment list: risks and next steps.
  • Optional 30-minute call if you book it inside the four hours.

Who does the work.

Six people. North America leads the client relationship. France and Europe cover BIM. The Middle East covers cost and quantity surveying. Tunis adds model production when a paid job needs it.

Malek Larif

Architect. Envelope and product. He reads unitized, rainscreen, curtain-wall, and deep-retrofit packages and returns the risk list. Public results include a thermal-plenum lab value of R26.8 and unitized install cuts on the order of 80 percent. The review is advisory.

Mariana Ferreira

More than ten years across architecture, construction, product development, and project management. She supports architects and developers through planning, municipal approvals, design coordination, specifications, product evaluation, risk controls, and closeout. She works as an extension of the project team — connecting design intent with practical execution.

Will Bahov

Sustainability and project-management consulting for architecture, engineering, construction, and real estate teams. Mechanical engineering background. LEED and Zero Carbon Building support, life-cycle assessment and embodied-carbon analysis, sustainability drawing reviews, building-performance modelling (PHPP, OpenStudio / EnergyPlus), and construction-phase documentation. Experience includes complex commercial work in the Canadian market.

Hamed Ayadi

Architect, BIM manager, and data scientist. About ten years in architecture and BIM, with French project work in Bordeaux, Toulouse, and Paris: BIM conventions, model audits, as-built checks, and coordination from design through operations. Diploma from ENAU, recognised in France (ENIC-NARIC), construction-project management at CESI, and an AI engineering course with Mines Paris – PSL. Arabic, French, and English. He joins when a European job needs BIM process, model control, or a data read of the project.

Chady Malkoun

Construction cost consultant. ProQuant, founded in 2023, works across Dubai, Riyadh, Beirut, and Toronto. He prepares early budgets and bills of quantities, prices tenders, writes specifications for civil, architectural, and infrastructure works, evaluates contractor offers, values work for payment, and runs value engineering so cost stays aligned with the required quality. He joins when a Middle East job needs a cost plan, a tender document, or financial control through construction.

Bilel Aidi

Architect and BIM manager. Africa BIM Consulting. Revit, Navisworks, scan-to-BIM, clash reports, and trade synthesis. He joins after Stratovida has the job. He does not sell the Canadian envelope reviews.
